North Side of 4S Ranch
Most people familiar with the 4S Ranch area use Camino Del Norte as the dividing line between northern and southern areas of 4S Ranch. Keep in mind both areas are still the same community, offering outstanding benefits which include a very strong HOA that keeps the entire area in outstanding condition. That being said, there is a difference in schools that your child will attend as well as other aspects that make them different.
A little bit of history. The south side was built first in about 2000 and was sold prior to the large run-up in price. The biggest deal of the time period were the Bell Rive homes near Stone Ranch Elementary. They sold like hot cakes and that is because they were nice homes in the 300K range! There were many other excellent deals at the time but that development stands out as an anomaly. If you bought one, congratulations!
The south side you child would likely attend Stone Ranch Elementary, (if they are not on overflow) in which case they would likely be moved to Del Sur Elementary. Check with Poway Unified School District to confirm. If you are on the north side your child would attend Monterey Ridge Elementary School, which is an outstanding school.
The north side has more rental units and due to the timing it was built they have experienced more short sales and foreclosures then the south side. There have been some issues with the HOA water park on the north side. If your home is close to the park be sure to do your research before purchasing.

South Side of 4S Ranch

Most residents of 4S Ranch use Camino Del Norte to separate the northern areas from the southern areas. The southern area of 4S Ranch was completed first with the exception of the gated community of Ivy Gate which was competed in 2006.

The southern area has some of the most popular housing developments in 4S Ranch such as Talavera, Providence, Terreno, Avery Lane, Palomino, Legacy, Belle Rive, & Canyon Ridge. Theresa and I have lived in two of them and are clearly aware of the ideosynchrises of each of the different home developments. In one of the developments, we had a serious soil issue that caused several homes to begin to fail structurally. The builder stepped up and did some significant post build soil solidification process. This rare event was evidently corrected and the homes re-sold quickly.

The south side of 4S Ranch is also in close proximity to some of the finest recreational facilities in the country. The 4S Ranch Community Park has two permanent baseball fields which can be lighted at night as well as acres of green grass. It has been recently proposed to replace a large portion of the grass with artificial turf.

The park area is also home to an outdoor hockey rink, basketball and tennis courts as well as beautiful indoor gym that is managed by the Boys and Girls Club of Greater San Diego. When kids leave Stone Ranch Elementary they have the option of being escorted to the Boys and Girls Club for their after school program.  If you live in this area it makes the pick up and drop off of your kids that much easier.

Another exceptional Poway School located on the south side of 4S Ranch is Oak Valley Middle School. As mentioned in another area of this website, the school is awesome but whoever planned the location, (next to Bernardo Center Drive should have been sent to the principals office! Pick up and drop off is a "train wreck". Be careful. With only two access points to the school alongside a busy road was dumb!

On the other hand, the planning of Del Norte High School on the south side was exceptional. I could write for pages about this school and their staff. This ocean view school is the crown jewel of the Poway School District.
